A stucco moisture inspection is to help assess the condition of the stucco system by investigating visible installation flaws, inadequate water diversion and sealant failures, and by conducting random moisture readings using electronic moisture scan devices and probe meters. The stucco inspection will diagnose where the moisture intrusion originates from, pinpoint specific areas that may require repair and/or sealants, and make recommendations to prevent moisture issues.
The stucco inspection includes, but is not limited to:
A visual examination of the type and condition of the stucco, exterior sealants, flashing, windows, doors, roof-to-stucco transitions, parapets, gutters, deck-to-building connections, columns, stucco terminations, and any penetrations through the stucco system.
Conducting of random electronic moisture scanning of the building envelope.
Conducting moisture readings, which will test the substrate for moisture intrusion and failure/damage. The inspector will note the substrate resistance (i.e., firm, soft or none), which indicates that moisture damage may be present.
Preparing the report with observations of problem areas and recording any high readings found. Providing detailed information on typical moisture-related problems in homes or buildings with stucco, to assist you in maintaining the value of your home or building and avoiding potential costly repairs.
